Q: What is an ADU? A: Great Question! ADU stands for an Acessory Dwelling Unit. Over the years, ADUs have been known by many names, including granny flats, mother in-law suites, backyard cottages, secondary units, guest homes, and more. Regardless of the terminology used, ADUs are an excellent way for property owners to increase the value of their property and generate passive income. There are two main types of ADUs: An Attached ADU is in some way attached to or located within the primary dwelling, such as a spare bedroom, attached garage, or a new addition. A Detached ADU is an independent structure separate from the main dwelling, that is usually situated in the backyard or in the side yard.
Q: What if we want an ADU, but want another design? A: Email us at: meilihomes@gmail.com. We do additions, new homes, SB-9 properties, 2-story multifamily 0-4 units, as well as new detached ADUs and ADU conversions.
Q: How do you know if The Dom ADU will fit on our property? A: Ultimately the city will have the final say on whether or not The Dom ADU will fit your property depending on your lot's dimensions, placement, zoning, and other factors. Even if The Dom ADU isn't a fit we'll work with you to find a design that is.
Q: Is there an owner occupancy requirement to apply for or build an ADU. A: Currently no. Cities legally cannot enforce an owner occupancy requirement until 2025. It's currently unknown if cities, including the city of Los Angeles, will change this at that time, so we advise our clients to get their designs approved before then to be safe.
Q: Can I use The Dom ADU to convert my garage into an ADU? A: Unfortunately no. As a pre-approved plan in the City of Los Angeles The Dom ADU can only be used to construct a stand-alone detached unit. If you'd like to convert your garage, email us at: meilihomes@gmail.com.
